Serious question. Where are the nearest big box stores and proper airports with regularly scheduled flights? I need to be near infrastructure like that. It's probably not for me if the answer is Dumaguete, which is 170km away.

Nice place and a nice concept. But I wouldn't be comfortable with the idea of never owning the house outright. If you build something small and inexpensive it may be worth it in the long run. Personally if I built a nice house for my retirement I would want the option to pass it down to my children, I think most people would have the same opinion. Curious if they would let you put the land in your name if you had Philippines citizenship or a family member does? Or do they just want expats to build homes on their land?

It’s a very likeable place it’s also sounds to good to be true , but you build on the 25 yr lease I think it’s a deal that will not last even the villas are very cheap to rent

You build your house say costs you p3 mil , on the land they give you for free 200sq mt day a 100 sq mt house, then if I understand it, you pay p9000 a month lease signed up for 25 yr lease, and if you wish to use all facilities you can pay a member lifetime fee of p500k, if you die or revoke the lease..you forgive you house to them,
Ok..expats... Go for it..

A new one on me I been in Philippines for 20 years. Up until recently the general land/plot prices in the region I live in had been reasonable though past 3 years the lot prices ( asked ) have now tripled per sqm. Lots of development/redevelopment ongoing the past 5 years na.

Here is why:❌ 1. No Inheritance Right (Art. 603 CCP): A Usufruct (Fruchtgenussrecht) legally terminates the moment the expat dies. The developer's claim that it automatically transfers to your foreign heirs or wife is false. Landowners can evict your family immediately upon your death.❌ 2. Zero Compensation for Your House (Art. 579 CCP): Philippine law states you have NO right to be indemnified for improvements. After 25/50 years, ownership of your expensive concrete villa automatically reverts to the landowner for ZERO pesos. You are funding his resort for free.❌ 3. The "Membership" Trap (Art. 1648 CCP): If this agreement is not registered and annotated directly on the official Land Title (TCT) at the Registry of Deeds, it is worthless. A "membership" cannot be registered. If the owner goes bankrupt, gets sued, or sells the land, the new owner can evict you instantly.❌ 4. No Guaranteed Renewal: The 25+25 year rule is for major government-approved commercial investors (RA 12252), not private residential houses. 25 years from now, renewal depends entirely on the owner's goodwill.If they can't annotate your contract directly onto a clean Land Title (TCT) at the Registry of Deeds, WALK AWAY. Don't lose your life savings to beautiful pictures!

Nelson was upfront about all strings and was very open about negotiating any deal with you, he will work with whatever financial situation you are in. The BENIFITS like free food, free electricity and free water are basic even without a membership. With the lifetime membership you get even more BENIFITS. If you build a house on a piece of free property you get a 25 year land lease agreement. Can re-up for another 25 years and so on until you pass away.
When you die you can give your lease option to your heir, such as your Filipina wife or perhaps your children or brother or sister or whomever to use. If you don't want to give your lease and home to anyone then when you die it goes to Nelson and the Conglomerate owners to rent out or sell to someone else.
That's the strings issues, it's yours for as long as you are alive and as long as your heirs want to keep it. But it's on leased land and any improvement on leased land will belong to the Conglomerate corporation that owns the land.
Also, you are not required to lease any land or build a home, you can just lease an existing home or villa, just as you would anywhere else in the Philippines, but you get FREE food, water and electricity the entire tine you live there and for as long as you live there. And optionally you can still pay the membership fee of $8500 or an agreed upon monthly amount) and gain access to all amenities without having to pay a separate fee for each thing you use.
It really is a great opportunity if you ask me, no major downfall. For a single retired expat it's a steal, just rent like you would any place else, get free food, water and electric which you don't get out in Dumagette for example or Cebu IT Park. It's a peaceful retirement and you will save tons of money!!!

@tirehebIt would really be nice if foreigners could purchase land of a certain size for a private house. A home isn't property speculation and 1 house per owner won't flush the market for the locals. Most people prefer to live in houses and to have their children or partner inherit them, without risks associated of loosing their life savings through love scams

@RetirementFund750Yes, a Special Resident Retiree's Visa (SRRV) holder can refund their visa deposit, but only after formally canceling their SRRV status with the Philippine Retirement Authority. One-time application and processing fees are non-refundable, but the core bank deposit is returnable once the visa is surrendered and clearance is completed. [1, 2, 3, 4, 5]

It seems to me that there was a lot of money invested in this estate , so somewhere this investment will have to bring a return $$ .Yes land is free for 25 years but membership and other fees ar not .Montly fees and rules can be modified over the years to make sure this estate become an interesting investment for the owners . Just a feeling i have listening him talk during the tour but place look beautiful
