We're seeing a big surge in homes for sale and inventory cross Jacksonville, Duval County, and down into St. Augustine and St. Johns County. There has been a big slowdown in buyer demand from the pandemic peak, and now investors and builders are selling out of the market.

This guy said “it doesn’t get as hot in Jacksonville/NE Florida” hahaha this is like the hottest places you can go during the summer that was wild. Jax is a nice city tho you get a ton of yard with those cheaper homes so it works good for dogs or wanting privacy. The place to find a house is on the way North end away from the hustle of the city.

Sorry but you seem to have some things a little off. Not as mild in the winter as S FL but just as hot in the summer. It can get that deep south heat coming off the continent instead of the S FL seabreeze even from the W, if you can call an 85 deg gulf(of America😀) "seabreeze". The sun itself in the summer can be a LITTLE less strong than south. Also the economy is much more of a normal southern city than snowbird but is kind of an economy of home builders to a certain extent. So, not sure how that will go in a downturn. Gotten really crowded lately, increased traffic. Absolutely a TON of building.

@jayelder9725I sold my house in Tarpon Springs,FL in May 2022 top of the market. That same type of house I can buy for $100k-$150k less now. Waiting for after hurricane season this year and then back in for a fixer upper. Nov. will probably be the right month.

@PropertyTurkeyComProblem here in the Jacksonville area is something you touched on: there aren't enough companies. Without the salaries corporate offices bring, there's nothing to support these high home valuations the moment the speculators run away.

@cmasters007I used to live in Palm Bay FL. If I were to ever move back, it'd be to the suburbs of Jacksonville or a little more south. Still close enough to Disney world but can road trip without spending half a day in Florida.

@kimhamson1165As a Duvalian, I welcome this downturn here in the 904. I still don't believe it's going to happen, but I'm severely jaded after hearing about this fabled Jacksonville housing crash for the last three years. Just because it hasn't happened yet doesn't mean it isn't going to happen.

So if it went up by 50% it should go down by 75% to be the bottom.

@TurnkeyTradingIm living @ New Jersey town. Prices would need to drop 65% to be at pre pandemic prices. Problem is cash buyers still buying the peak.. Townhomes in a D+ C- town 650k built like crap high Hoa’s waterfront condos million plus. Property taxes in NJ are going thru roof. It’s going to be California of east coast. Have you seen California lately. Dopey American sheep selling out to the sheepherder leading them right over the cliff.
