Jacksonville’s housing market has completely shifted in 2025—and if you’re thinking about moving to Jacksonville, Florida or investing in Northeast Florida real estate, this is the update you need.
In this video, I’m breaking down exactly what’s happening in the Jacksonville housing market right now: why new construction homes are dominating, why resale homes are sitting longer, and how builders are offering insane incentives that can actually make a brand-new home cheaper per month than resale.
Fewer remote jobs, fewer investors, and homes in Jax need an income of about 180k to buy a 500k home, but average income is 64k? People qho live in Jax cant afford hokes that have doubled or more since 2019.
I will say i am looking at new construction as well. Its cheaper, in most cases, than older homes and like you said, they are doing 3.99 or 4.99 interest rates. So many offering huge upgrades. I saw a builder offering a free 80k pool!
We are looking to buy summer of 2026 or 2027, and we will probably buy a new build.

they are NOT selling, not just in Jax but all the other metros in FL, because price too high and location is terrible..the right zip codes w/ little inventory sells very well if priced right...makes NO sense to buy new houses in weak zip codes and paying high 200's to low 300's per sq ft even if rate buy downs/incentives...builder not doing anyone favors because if price drops $60k, guess what, Ad Valorem drops by $1k annually as well assuming mileage rate is 1.6 ish per $1000 in assessment..

When their property gets reassessed on the land and property. Their payment will definitely go up.
When you first buy a new construction the property taxes are based off of land only

Good info. And while a new builds offer many good things, the lot sizes are the downside. Most of those new communities, if you open up your bedroom window you could reach across and shake your neighbors hand.
