Was not as helpful was not as entertaining as it couldâve been because like too many people you obsessed and concentrated only on the 400,000 on up priced houses and being a realtor you could give some real clear information and honestly, I think it would be better if you listed and you mentioned of pros and cons of some of the houses in the area that are per se outside the city limits on like maybe an acre or two or more and the prices are under even $200,000 for the property

đđ Letâs Talk About Your Move
Hello, sir. I just inherited a house in Copper Hill. The wife and I currently live in Dowagiac Michigan and we're considering moving there, but I'm worried about working. How's the employment in Copper Hill and the immediate area without commuting to Chattanooga?

5:03 That "up-market experience" at $500k+
6:04 What costs some people might not think about
7:48 What really makes living in southeast Tennessee so special?
If youâre planning a move to Chattanooga, Cleveland, or anywhere in Southeast Tennessee, understanding the real cost of living in 2026 is more important than ever. Many people relocate expecting lower costs, only to be surprised a few months later when small monthly expenses add up differently than they expected.
In this video, Chris Roberts, your Southeast Tennessee relocation realtor, breaks down what life actually costs as we head into 2026. Weâre not just talking about home prices weâre talking about taxes, housing tiers, baseline monthly expenses, and lifestyle costs that affect your budget every single month.
We start with one of Tennesseeâs biggest advantages: no state income tax. If youâre moving to Chattanooga from states like Georgia, California, or New York, this can mean $5,000 to $20,000 per year staying in your pocket, depending on your income. That alone can feel like an instant raise just by changing geography.
Next, we compare life in Chattanooga vs Cleveland, Tennessee, using real examples of similar homes. A comparable newer construction home in Chattanooga may cost around $480,000, while a similar home in North Cleveland could be closer to $440,000. That difference can mean around $350 per month in savings, which adds up to tens of thousands of dollars over a decade.
But this isnât just about cheaper housing itâs about lifestyle.
Living in Chattanooga offers a manageable city feel with dining, entertainment, and walkability, while Cleveland gives you more space, less traffic, predictable commutes, and strong major employers like Duracell, Mars, and Whirlpool all while being just 35 minutes from Chattanooga.
We then break down three key home price tiers:
Mid-Market Homes ($400Kâ$500K)
Newer construction, 4â5 bedrooms, modern finishes, and good amenities. Monthly housing costs typically fall between $2,700â$3,000, with total monthly living costs around $5,000â$6,000 once baseline expenses are included.
Upper-Market Homes ($550Kâ$650K+)
Signal Mountain, Lookout Mountain, and custom builds in Cleveland with acreage. These homes offer more space, premium finishes, and views. Monthly housing costs often range between $4,000â$5,000, with total living costs closer to $6,000â$7,500 per month.
We also cover costs that often surprise relocation buyers, including:
⢠Pest control and termite bonds
⢠HVAC maintenance (very important in the South)
⢠Flood insurance considerations
⢠Lawn care costs
⢠Faster wear on paint, decks, and gutters
Finally, Chris shares a simple framework to help you decide if a home price truly fits your life:
Can you afford the home and still save 10â15%, take time off, and maintain your house without stress? If not, it may be too much house even if the mortgage technically fits.
The big takeaway for 2026 is this:
Southeast Tennessee isnât always âcheap,â but your money goes further while your quality of life stays high.
