I love Dallas Tx, even though I have never visited there yet. It seems like it is a utopia for opportunities for independents like myself. I am from Chicago, where there are not many opportunities, especially economically, and the taxes there are one the highest in the country. I would absolutely love to relocate for a better life and for opportunities that I have spent more of my years working hard for.

No state income tax is NO SELLING POINT for Dallas. None. Besides the high property taxes you will be spending money on TOLLS by the hundreds even with a Toll Tag if you are driving even moderate amounts yearly. Your no state income tax is MADE UP with these other things.

I pay 5k in California for property tax. Another 10k in state taxes that is withheld from my paycheck.
Another 8% in sales tax.

The 7k on a home for 400k makes it worth it imo.

My wife doesn’t want to leave California at the moment but Texas has always been a desire state to move to.

I think you summed up the pros and cons perfectly. Sometimes it sucks not seeing enough trees, greeneries, the mountains and the beaches, but I love the wide roads, bigger yards and bigger property sizes. As for summer, while it’s unbearable for summer, I love it. I love doing yard works and staying outdoors. I feel winter is brutal though. I agree. I seen people in shorts during December and even on cold Jan or February. For me, Dec to February is brutal. As for property taxes, yeah, it sucks. Not sure how people manage to pay that huge of a taxes who bought before the market boom. Not sure about all, but I have seen many states not re-evaluating the property valuation until a transaction happens. I think it sucks for somebody who bought a house at 400k and appreciates to 1million and now you are suddenly burned with a higher property tax.

One thing that I’ve noticed is how cheap it is to fly out of Dallas… ticket prices are half the cost vs here in San Francisco

It's not a public school friendly state if you're interested in saving $3000 a month in school costs. Greg Abbott is a big private school guy.
