What the blonde Karen who claims to be a Realtor seems to be ignorant of is that HOAs in 55+ communities are REQUIRED BY LAW to ensure that all homes are sold with at least one homeowner 55+ in the house. Some towns and cities use the 80/20 clause to allow up to 20% of the homes to be sold to someone under 55 However, that clause is mainly intended to protect a younger than 55 spouse from being evicted in the event of the 55+ homeowner dying. In my city, the local ordinance require 100% of all homes in 55+ communities to sold to that age group only, but the 80/20 rule still protects a younger spouse from eviction. That rule does not protect anyone else living the home, not even adult children.
An educated buyer working with a knowledgeable Realtor will research all the bylaws and restrictions carefully before making any purchase in a 55+ community, or any community with an HOA.
Don’t be delusional in thinking you can just move into any community you want and do whatever the hell you want. It doesn’t work that way. I personally prefer living in an HOA community. I don’t want the value of my property diminished or my quality of life compromised by idiots with 10 cats and dogs, or people neglecting their property and making my house look like s**t.

I once had the HOA take a picture of our garden hose running across our driveway and sent us a letter telling us to put it away. We were literally watering a tree when they took the picture.

@HomeCannerI've belonged to five H.O.A.'s, some run by homeowners, others by professionals. I have not had any major problems. Before buying, I read the H.O.A. rules and regs and get a status report on the home H.O.A. account and a copy of the H.O.A. financials. One thing to be wary of is H.O.A.s who under reserve for long-term maintenance items.
@jimbob9725Have sent 2 issues back to my HOA where they told me my garage lights aren't matching the HOA requirements, but the garage lights aren't part of the HOA rules. I sent them the HOA rules and asked them to cite the source the first time. The second time I warned them that if they continue to make false claims I will pursue legal action. HOA's are evil, and Florida is freaking rife with them.

@nautblue4284I can see where HOAs started out as a good thing. Some rules to keep an area nice because some people absolutely don’t keep a house nice, which brings down property values. It’s when it’s people take advantage of their position where it gets crappy.

@Roryyy-w9lMy dad reluctantly agreed to be an HOA president in his small subdivision. He said it sucked. One guy who “saw a dragon coming from the sun” wouldn’t take down or replace a fence that was falling over. He finally took it down, and they didn’t have to lien the house. My dad gave him many chances. Not all HOA people are bad, but yeah, if they are power hungry high school losers, they will totally take advantage of it.

@brettkriewaldt1657The only HOA I would consider are the ones in super rural places that use the money to maintain the roads and community wells. These areas don't care if you're living in a house, RV, or giant dinosaur foot. And that's how it should be.
