I would love for the high end ($20M +) housing market to crash. Been waiting to buy something but the prices have been way above anything sensible for 6 years. Unfortunately I don't think the very high of the housing market will ever crash. Far too many ultra wealthy who are happy to just park $20M, $50M or even $100M into Miami real estate. The lower end of the housing market will certainly crash, especially the sub $1M condo market.

FYI, Homes built here in 80's are garbage. Ask Hurricane Andrew abt that. Homes built prior to 1970 whole different ball game. Much better quality. Just got to worry abt piping more than anything

It’s not going to crash. Miami is the hottest rental market in the country. Plus the gang that uses the alias AIRFORCE and law enforcement gangs took over the human trafficking operation in this country and turned it into a for profit industry. People that sell their kids into the industry, now they head down to south Florida and are given keys to many condos that they act as the landlords on and they earn their money that they are owed through renting out the properties. The crazy part is that all the kids are trafficked by the gangs and the gangs use all of the money to pay their salaries. Then they setup the kids so that they can’t receive any money or if they can’t be setup, they trick them into investment schemes. Basically they have actors show up at places pretending to be official people and they all play along like their money is invested in real estate or companies. The major problem with this is that so many law enforcement people have taken part in this illegal activities that now all of our tax money is being diverted to hire people to keep track of all the kids so that they don’t cross paths with the wrong people or that they make sure that the lie they were told doesn’t get discovered by the kids. This is a big time operation down in Miami and Miami Beach because there’s no real law enforcement so everything operates like a third world gang community. You see, now all these people have set themselves up because what they did is highly illegal and the new real id system is basically a world database system, now intelligence agencies around the globe have these people’s information, photos, videos and so on. Let’s just say that people are going to get hung out to dry when they get caught slipping.

2 reasons Miami and S. FL. in general will never go for a crash.
1. S. Frorida will always be highly desired location because its always sunny, clean air, beach, always green grass and vegitation, equals mostly positive and happy living. Compare that to nasty cold and depressing north or dry outer planet desert west.
2. Limited land, you have already fully developed land on SE coast: Dade, Broward. Palm Beach and further north. And SW coast Tampa, Ft Myers. You have everglades in between.
There may be market fluctuations but in the long run real estate will only go up until it reaches NY and CA prices, and we have a long way to go to get to that point.

It really depends on what you’re looking for in a home, but I think there’s a much bigger conversation to be had about why some condos are sitting on the market.

For generations, the American dream has been associated with owning a home — a place where you have privacy, a yard, room for your children to play, space for a dog, and the freedom to enjoy your property without constantly being surrounded by other residents. Those things have real value, and they’re difficult to replicate in a condominium or high-density community.

Imagine being a realtor showing clients around downtown Miami and one of them literally steps in dog waste because another resident couldn’t be bothered to clean up after their pet. That may sound like a small issue, but it represents a much larger problem: when you live in a shared environment, your quality of life is often affected by the behavior and consideration of people you have absolutely no control over.

Then there’s the ownership dynamic. In many condo buildings, you may not even know who actually owns the unit next door. It could be an investor who rents it out to someone else, while the owner lives somewhere completely different. That can create a very different sense of community and accountability than you typically find in an established neighborhood where homeowners have a long-term investment in the area.

And then there’s space. If you have hobbies, multiple vehicles, bicycles, motorcycles, tools, outdoor equipment, or simply enjoy having extra room, a condo can become restrictive very quickly. Your storage is limited, parking may be limited, and your ability to modify or use your property is often subject to association rules.

Even something as simple as enjoying a pool with your family can feel different when you’re surrounded by dozens or hundreds of other units — sometimes with people looking down from balconies and upper floors. Privacy is one of those things you don’t fully appreciate until you no longer have it.

That’s why I believe comparing condos directly to single-family homes strictly by price or location can be misleading. A well-established neighborhood with mature trees, shade, larger lots, privacy, multiple parking spaces, outdoor space, and room to pursue your hobbies provides a lifestyle that a high-rise simply cannot duplicate.

Condos absolutely have their advantages — location, amenities, lower maintenance, and access to areas where single-family homes may be unaffordable. But there’s a reason many people are willing to pay a premium for a detached home: privacy, land, space, and control over your own property have lasting value.

At the end of the day, real estate isn’t just about the building you’re buying. It’s about the lifestyle, freedom, privacy, and long-term value that come with it.

Reality is that single family homes without HOA keep rising in price. A large portion of those sales are in cash, especially buyers from LA and NY that move in with a lot of cash. There could be a large correction in condos and townhouses but not in single family homes without HOA. Those who keep waiting for that correction are being left behind

scientists at the University of Miami Rosenstiel School published a study showing that specific high-rises and localized spots from Miami Beach to Sunny Isles Beach are experiencing ground sinking, known as subsidence.
Researchers found that 35 coastal structures sank between 0.8 and 3.1 inches (2 to 8 centimeters) from 2016 to 2023. Some buildings continued to settle years or decades after construction finished, longer than normally expected.
The measurements tracked sites along the barrier islands, with notable hotspots including Sunny Isles Beach, Surfside, Bal Harbour, and Miami Beach.
Some climate models and local scientists warning about rising sea levels state that nearly 60% of Miami-Dade County could be underwater by 2060.
Property insurance and flood insurance will not protect the owner from these serious risks in my opinion.
