Lived on E. 105th and Park 2 blocks from CP; the neighborhood has wonderful nooks and crannies and this house, oy! I wouldn't change a thing. A dream house for the right person; hopefully no buyer will cheese it up with sterile remodeling. Love your enthusiasm.

I could buy a way nicer house in a way nicer town or city for way less money.
And the disgusting people that have lived there and what they have done in that house makes it unlivable.

Everyone talking about the "fabulous" sunken backyard have NO IDEA what it's like to live in NYC. Honey, there are rats everywhere. You don't want a garden-level backyard under ANY circumstance, nor do you want windows that open into that backyard. Mice, Rodents, Birds, Squirrels. NYC Wildlife is NOT afraid to enter your house. It's a jungle. Don't invite it in.

Nothing worse than a real estate agent giving a tour of an artist's house when he knows literally nothing about art or antiques. It's like watching someone who graduated high school giving a lecture on quantum mechanics. It's a sad sight.

If I had the money I would buy it and then auction some of the the amazing art to real collectors that would love and care for it first to get some more open space and then I would fix the one design flaw I see in houses from run of the mill suburbia to the finest mansions ... the toilets within 1-2 feet of the showers and tubs. It is in my house as well and I cannot fathom why any contractor, engineer, designer or architect wants to stand that close to a toilet and possibly have their towel or themselves brush up against it following a shower or bath lol.
