I think there's 1 giant move that has to be done or this will continue to grow as an issue until there's rampant homelessness and empty housing both increasing together. The solution is end private equity owning homes. That would mean the market would get flooded with a metric fuckload of homes all at once, but frankly I couldn't care less about that problem if it means my fellow americans could afford a home.

I already have a home, but other people should be having one as well.

Part of the problem is that banks aren't listing foreclosures on the open market. They're only selling them through auctions which blocks typical buyers who don't have $300k+ in cash. In 2007 these homes were available to the public.

This sounds almost as insane as how people were buying and flipping homes en mass prior to 2008. Yes there were times I felt like I was missing out, but I used basic common sense. My five figure income told me buying a house at those times was craziness. After I've seen so many people crash and burn on buying houses as investments or buying too much home they hate or afford, staying in my rent-stabilized apartment doesn't make me feel so bad. And doing so helped me amass a sizeable retirement nestegg, one I intent to protect. People should buy what they want or need, but it seems like home buyers stopped buying homes they want to d*e in or pass down to their kids, and just trying to keep up with or beat the Joneses.

How about all of the, “pocket listings,” (that also include foreclosures) accounting for over 25% of available homes that are for sale but just not listed on the MLS? Foreclosures could be 50% more than what’s stated because these listings are not part of the data. Not to mention, a lot of these sales can be shady and involve tons of fraud. So, they’ll show up in the sales data and affect your taxes but we also can’t sure that these sales aren’t being facilitated for nefarious reasons. HUD really needs to compile a list of these properties because it is absolutely not between 3-8% like what’s stated.

What most people might not understand is that your property taxes and homeowners insurance rates will spike if you over pay for a home. If your property values had decreased to you can usually file an appeal on the property taxes depending on what county and state you live in. I also recommend shopping your homeowners insurance every year. These companies have no loyalty to us consumers! I shop my car insurance every 6 months and my homeowners insurance every year. I have saved thousands of dollars doing this and it only requires a couple visits to websites or phone calls. Always have your current policy handy so insurance agents know what limits to use. If your property has decreased in value based on recent sales in your neighborhood what the agent know!!! 😁🙃

the median would barely move even if most sales are happening at 750K+ since the quantity of those 750k homes is tiny out of the entire home supply pool. The average would go up though.

There is a small condo association that was a cute 55+ community in my area. Usually there are 2,4 maybe 6 condos for sale in this community. 40 residents are selling and trying to get out. Cute little community for retired people. And if I were retired I’m not getting up and moving for no reason. Only reason I’m moving is family or unaffordability.

I mean, I live in North GA, and you can't even find a trailer on a quarter acre for under $250k in my area, so that could also be why those sales aren't there. The properties are all insanely overpriced.

The government funneled foreclosures to wall street then essentially outlawed them about 15 years ago. China style government bailouts were rolled out to eliminate failure, a natural and healthy part of any economic cycle akin to your body's need to eliminate waste. This cannot end well.

Today you invest in 4- 500000 when you take a loan out on that for 25-30 years and expect to get a million dollars for it in 25 or 30 years, you have more money invested in paying interest money back and taxes on the property and upkeep. You gotta look at that too, and you're lucky if you break even.

Iran Security Council confirms US-Iran MOU finalized, immediate end to war in effect Iran's Supreme National Security Council confirmed Sunday that Tehran and Washington had finalized a memorandum of understanding (MOU) to end the war after months of negotiations, according to reports.

In a statement, the council said all military operations across multiple fronts, including those in Lebanon, will cease "immediately and permanently" starting Sunday night.

It also said the U.S. naval blockade on Iran will be lifted in full with immediate effect, according to Iran International.

Talks on a comprehensive final agreement will begin only after the other side has implemented its obligations under the framework agreement, the outlet said.

The statement also expressed thanks to Pakistan and Qatar for their mediation efforts.

The deal which is to be signed June 19 will reportedly start 60 days of discussions over Tehran's nuclear program and broader agreement. Please let all know that Trump is the best President ever!!!

People buy at the top of their range of finances. Then when taxes, insurance and inflation raises faster than their income... bankruptcy and foreclosure. I bought at 50% lower than I qualified for. Gave myself inflation cushion. My taxes have doubled in the 8 years I purchased my home. Insurance 1/3 higher with the you must put a new roof on your home scam. Contractor said nothing wrong with my roof, last another 10 years. Had metal roof put on anyways. If I had bought at top of my range, I would be homeless!
